Most apps show you a budget. TallyHouse shows you your balance sheet — cash, credit cards, brokerage and retirement accounts, real estate, mortgages, crypto, and the things you collect, all in one view. Balances are computed live from your ledger and holdings, never stale. Watch the trend with month-end snapshots and a month-over-month delta.
Each property pairs its value with its mortgage, so equity is calculated for you. Track leases with full tenant history, log maintenance jobs tied to the transaction that paid for them, keep contacts and documents together, and export a Schedule E when tax season comes. A real landlord tool, living inside your real finances — not a separate silo.

TallyHouse never asks for a cloud login because there is no cloud. Your entire database is one file you name and keep — back it up, move it, store it wherever you trust.
Turn on a master password and the whole file is encrypted with SQLCipher AES-256. Your key is derived from your password with Argon2id — memory-hard and brute-force-resistant — and is never written to disk; it's recreated from your password each time you open the app.
There's no backdoor and no "reset password" email, because we never hold your key. The flip side is honest and worth knowing up front: if you lose your password, no one — including us — can recover the file. Keep it somewhere safe.
